Long before he evolved as a respected developer, Charles Ausburn had an abiding respect for nature and a keen awareness about the environmental impact of over-building. When a close friend enlisted his help in a remodeling project, Charles refused to cut down an old oak tree and insisted his friend let him frame the new deck around the tree. Tree and deck have lived in harmony for more than three decades. The conservationist in Charles seeks out properties that genuinely benefit from development - old estates that without preservation would crumble way; large land masses susceptible to overbuilding, and properties many developers would find too costly or difficult to preserve.

This eco-friendly persona, paired with the desire to create luxurious communities where friends and family can enjoy the bounty of nature, keeps Charles on the look-out for just the right property.

New Horizons Communities is located from West Virginia down to the coast of South Carolina. Each community is uniquely suited to its environment. All are eco-friendly, amenity-rich properties that reflect the nature and diligence of developer Charles Ausburn.

Milky Way Farms is located between Pulaski and Lynnville, Tenn, approximately 65 miles south of Nashville, on 1,100 acres of farmland once owned by Frank C. Mars of Mars candy bar fame. In addition to the varied homesites, the planned community consists of a shopping village, spa, personal wellness center, polo field, equestrian center, tennis court and swimming facilities. The crowing jewel of the community is the Mars home which is being converted to the community's lodge and restaurant.

Daniel's Trace on Doe Mountain at Watauga Lake was named for adventurer Daniel Boone who first blazed the trails across the Blue Ridge into Tennessee. Located just outside Mountain City, Tenn., the 8,600 acre property will have a marina with access to Watauga Lake and a host of amenities including restaurants, 7,500-acre lake with 125 miles of shoreline, golf and tennis courts, spa and pools. This is the newest development in the New Horizons family, and in keeping with the New Horizons philosophy, it will feature a wilderness preserve.
